It All Started Here…

Greg and Kim came to us through a referral from a broker they'd worked with out of town. Right out of the gate, they hit us with their big goal: listing their home for nearly $1.4 million. That definitely caught our attention. Why? Because no unit in their building—aside from the penthouses—had sold for more than $1.2 million. Challenge accepted!

After touring the home and getting to know Greg and Kim, we could tell this place had so much potential. And, more importantly, we knew we were the right team to bring that potential to life. We understood the assignment!

Our first order of business? A cosmetic refresh to make this home pop! We worked closely with Greg and Kim to choose design elements that would appeal to the broadest buyer pool. It’s Showtime: Hitting the Market

When the property hit the market, it didn’t take long to grab attention—because, honestly, why wouldn’t it? This place looked fantastic. But here’s the catch: Some buyers were hung up on the price, saying it felt high compared to other sales in the building.

The tricky part? This home wasn’t your run-of-the-mill condo, nor was it quite a houseboat. It was a little bit of both—making it truly one of a kind. We positioned it as a unique offering:: a"1 of 1" that had no direct comparables. To spread the word, we hosted weekend open houses—complete with a Duck Dodge race open house (because, why not?).

Traffic was steady, and many potential buyers came back for second, third and fourth looks. Most of the interest came from empty nesters who weren’t in a hurry to move but, were drawn in by the home’s charm and waterfront appeal.

The Winning Offer: Enter the Out-of-Town Buyer

With patience and persistence, we found ourselves with two serious buyers in play. One was from Arizona and initially toured the property virtually through FaceTime. (Pro tip: Virtual showings build trust, but FaceTime walkthroughs are also great cardio.)

We spent hours answering their questions and making them feel comfortable with the property from afar. Eventually, they were sold enough to hop on a plane and see it in person. After spending a couple of hours touring the home with us, they made a strong offer—and just like that, the deal came together seamlessly.

And here’s the kicker: Greg and Kim sold their home for almost 20% more than anything else in the building!

The One That Got Away...Almost

Oh, and about that second buyer? She came in just a little too late. Once we went under contract, she was kicking herself for not moving faster. As of this publication, she’s still actively looking for a similar property with water views—and she’s motivated and pre-approved. We’ve made sure to secure financing for her that can lend in the building-since that is a challenge.
